From ZIP Code to Build Decision
Five steps from estimate to feasibility, contract, deposit, and build handoff.
Enter Your ZIP
We match your ZIP to our current market assumptions for rent, appreciation, and likely plan fit. In 60 seconds you get a directional estimate to start the conversation.
The calculator is an estimate, not a zoning determination. Property-specific setbacks, utilities, drainage, HOA rules, and permitting still require team review.
Choose Your Plan
Based on your lot size, budget, and goals, we recommend one of three proven floor plans: Casita ($200K), Bungalow ($250K), or Retreat ($300K).
Optional upgrade tiers — Designer (+$10K), Luxe (+$20K), or Smart Home (+$35K) — let you tune your spec to the market.
Review & Sign
After feasibility review, we walk you through scope, assumptions, exclusions, timeline, and the deposit path before anything moves into contract.
Contracts must define price, timeline, included scope, warranty terms, and the conditions that can change cost or schedule.
We Build It
Our construction team handles permitting, site work, utilities, framing, and finish after the approved scope and deposit are in place.
Typical build time: 4–6 months depending on local permit timelines. We communicate weekly with progress photos.
Tenant Move-In
Certificate of occupancy in hand, we list your ADU, screen tenants, sign the lease, and hand you the keys — or manage it entirely for $100/month.
Optional ADU Nation Property Management covers tenant screening, rent collection, maintenance dispatch, and monthly owner statements.
Common Questions
How long does the build take?
Typically 4–6 months from signed contract to certificate of occupancy. Permit timelines vary by municipality — we give you a market-specific estimate during the sales conversation.
Do I need to be home during construction?
No. Our crew operates independently. We send you weekly photo updates and flag any questions via text or email.
What if my lot doesn't qualify?
We do a preliminary lot check before you sign anything. If your lot doesn't qualify under current zoning, we'll tell you upfront — no hard sell.
Who handles permits?
We do. Permitting is included in the fixed price. Our team manages all municipal filings, inspections, and approvals.
What happens after you build it?
You own a permitted, code-compliant ADU. You can rent it yourself, use our $100/month PM service, or use it for family. Entirely your choice.
Is the $40,000 deposit refundable?
If your lot fails permitting through no fault of your own, your deposit is fully refunded. See contract terms for full details.
